Architectural Design Process

Phase 1 – Preliminary DesignStep One: The owner prepares a Program and if possible, establishes a Budget and preferred Schedule for the Project. The Program, Budget, and Schedule are often referred to as Project Requirements. We will review and discuss the Project Requirements with the Owner. Step Two: We collect information related to the Project. · Photograph and prepared measured as-built drawings of the existing site and structures as referred to as Existing Conditions. · Research applicable Zoning and Building Codes. · Assemble other available information such as previous drawings, permits, surveys, and reports. Step Three: Considering the Existing Conditions, then develop Alternative Design Solutions that attempt to satisfy the Project Requirements. · Present the initial design to the Owner for initial review. · Revised design solutions and present again to Owner until the Owner accepts the most desirable solution. · Develop the accepted design solution addressing Structural, Mechanical, and Electrical Systems. · Prepare Outline Specifications describing, in general, the materials and finishes affecting the construction cost for the Project Step Four: Prepare an initial Construction Cost for the Owner. Phase II - Construction DocumentsOnce the Owner has accepted a design solution that satisfies the Project Requirements, the Owner authorizes the Architect to prepare the detailed Architectural Drawings, Specifications, Structural Engineering, and Energy Calculations. The contractor uses these documents when negotiating or bidding for construction, and for submitting to the building authorities for permits.
